Why is it so important to take a REALTOR® on your first visit to a model home?
The agents at model homes represent the seller. If you want the representation you are entitled to, they require your agent is with you at the first visit. There typically are no exceptions to this requirement.
You generally do NOT receive a discount on the price because the builder would then be enticing you to purchase without representation. The builder will simply make more money. Even if you do not fill out any registration forms, they can still refuse to cooperate with your agent when you come back. The compensation for a buyer's agent is already figured into the price of the home. A builder cannot deny you representation, but they can refuse to pay your agent if they are not with you on the first visit. Since you are paying for it, be sure to make sure your interests are represented.
